What Your Scottsdale Home Is Really Worth in Today's Market

The question I get more than any other is simple: what is my home worth? The honest answer is that no algorithm can tell you precisely, and the popular online estimates you have probably already checked are a starting point at best. Here is how a real valuation actually works, and why the number that matters is not the one a website spits out.

Why the online estimate is only a guess

Automated home value tools pull public records and recent sales and run them through a formula. That formula does not know that your kitchen was renovated last year, that the home two doors down backs to a busy road while yours backs to a greenbelt, or that your street simply commands a premium buyers will pay for. In Scottsdale especially, where micro-markets vary block by block, those blind spots add up fast. A home in DC Ranch does not price like one in McCormick Ranch, even a short drive apart. I have seen online estimates miss by a wide margin in both directions.

What actually determines value

A real valuation weighs the things a formula cannot. Condition and updates. The specific location within a neighborhood, down to the lot and the view. The current supply of comparable homes and how quickly they are selling. Recent closed sales, not just active list prices, because what a home lists for and what it sells for can be very different. As of July 2026 on my MLS search there were more than two thousand active listings across Scottsdale, which tells you buyers have choice, and choice means presentation and pricing decide whether a home sells or sits.

The two levers you control

When I prepare a home for market, I focus on the two things you can actually control: preparation and price. Preparation is the short, specific list of changes that make a home show its best, and it is often smaller and cheaper than sellers expect. Price is set to the real comparable sales and to current buyer behavior, not to a hope or a headline. Get those two right and a home tends to sell. Get them wrong and even a beautiful home lingers.

What a valuation from me looks like

I look at your specific home and neighborhood, pull the comparable sales that actually apply, factor in condition and current market conditions, and give you an honest range along with the reasoning behind it.
